The original game plan was to subdivide the balance of the property (85 acs.) into 15 more lots ranging from 3 to 43 acres. UTILITIES: Electric, telephone, and cable TV is supplied to the front of the lot
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WATER: Water is to be obtained by drilling an on-site well. Several of these lots already have existing wells already drilled. They were required as test wells for Final Plan Approval, and ended up randomly placed on certain lots. All are usable as part of one’s overall building plan. On lots that don’t have existing wells, Buyer is advised that a well must be drilled at least 100 feet from any abutting neighbor’s and their own septic system or approved “perk site”
BUILDING SETBACKS: Front: 35 feet Sides: 25 feet Rear: 40 feet
WETLANDS AND FLOOD PLAIN AREAS: There are no areas of wetland or flood plain delineation.
HOMEOWNER’S ASSOC.: There is no homeowner’s association, or dues required for any other purpose as a resident of Cherry Lane Meadows.
