GENERAL INFORMATION
Overall Description: This great little subdivision was all done off of existing road frontage. It consists of 19 lots, the smallest of which is 3.2 acres. Some of the ones already sold fronted on Coffeetown and Western Roads. Four nice lots remain, all between 3.2 and 4 acres, and all front on Stonehead Road. One has a barn that is in decent usable shape. Two are panhandle lots or “flag” lots. These will sit nicely back off of Stonehead Road, are part wooded, and have the Latimore Creek meandering through them.
ZONING: Rural Residential (RR)
PROPOSED USE: At the time of Final Plan approval, there was no zoning. The proposed use has always been single family residential, sort of a Rural Residential, if you will.
MINIMUM LOT SIZE: 3.2 Acres
MINIMUM LOT WIDTH: One hundred fifty (150) feet
SCHOOL DISTRICT: Northern School District
ROADS: All lots front on Stonehead Road, an already existing Township road. A driveway permit must be obtained from Franklin Township to qualify for a Building Permit. There are no fees or responsibilities required for maintenance of any of these roads.
UTILITIES: Electric, telephone, and cable tv is supplied to the front of the lot
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WATER: Water is to be obtained by drilling an on-site well. Buyer is advised that any such well must be at least 100 feet from their own and any abutting neighbor’s septic system or approved “perk site”
BUILDING SETBACKS: Front: 25 feet from ROW line Sides: 10 feet Rear: 10 feet
WETLANDS AND FLOOD PLAIN AREAS: There are some small areas along the Latimore Creek that are designated as flood plain. There are some areas back in the woods along the Creek that qualify as wetlands. Should one choose to build in these areas, wetlands disturbance permits would have to be obtained from the appropriate agencies. Each lot, however, includes plenty of area to build upon that would not require any wetland intrusion at all. Homeowners will have plenty of space for yards, outbuildings and the like without any concern for these technically designated wetlands.
HOMEOWNER’S ASSOC.: There is no homeowner’s association, or dues required for any other purpose as a resident of Foxwood Estates.
