The reason these four lots do not have a typical subdivision name is that this land was always four separate lots. These four lots ranged from 1/2 acre to 50 acres. What we did is reconfigure these lots into four nice equally sized 20+/- acre lots. These lots will be served with a nice private road starting from Red Tank Road and ending in a cul-de-sac. 95% of this land is wooded. Two of the lots have ponds on them. This arrangement is spelled out in a formal agreement to be recorded with the deed of each lot. South Middleton Township will not accept dedication of this road unless the owners agree to bring the road up to Township specifications.
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WETLANDS AND FLOOD PLAIN AREAS: There are some areas that are designated as wetlands and flood plain along the small creek. These are not in what one would consider the normal building areas.
