GENERAL INFORMATION
Latest Update: This mostly wooded little subdivision only consisted of four lots. 2 are still available. Both are secluded and completely wooded. They sit on the cul-de-sac of a private road off Myerstown R0ad. It is an excellent location for travel to either Carlisle or Gettysburg. These are a solid half hour from the Camp Hill/Mechanicsburg Area. (We also have a 5 acre wooded lot that is connected to Parcel A, but not a part of this subdivision. Call for further information.)

PROPOSED USE: Single Family Dwellings
SCHOOL DISTRICT: Carlisle School District
ROADS: The remaining 2 lots sit back a private cul-de-sac road. The three owners of that road will equally share the maintenance and snow plowing of that road. A recorded agreement spelling out those responsibilities ensures that they will be carried out.
UTILITIES: Electric, telephone, and cable tv is thus far extended to Parcel B, and will be extended to the cul-de-sac upon building on one of the two remaining lots.
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WATER: Water is to be obtained by drilling an on-site well. Buyer is advised that any such well must be at least 100 feet from their own and any abutting neighbor’s septic system or approved “perk site”

WETLANDS AND FLOOD PLAIN AREAS: There are no areas that are designated as flood plain or wetlands on the two remaining lots on the entire Highfields site.
HOMEOWNER’S ASSOC.: There is no homeowner’s association, or dues required for any other purpose as a resident of Highfields. There is a Right of Way Maintenance Agreement (as described above) spelling out the responsibilities for the road to Parcels A, B, and A-1/C.
