EVERYTHING HERE HAS BEEN SOLD EXCEPT TWO 10 ACRE PARCELS AND A 15 ACRE PARCEL, 2 OF WHICH ABUT PINCHOT PARK. MUCH OF THE “GENERAL INFORMATION” IS STILL ACCURATE.
Overall Description: This group of small contiguous subdivisions is impossible to figure out without coming out to see the land. Originally it was a couple hundred acres that came on a bunch of separate deeds. Each deed then became its own separate subdivision. And to make it even more confusing, there were two other parcels in the midst of these that weren’t subdividable, and are being sold in their original form. Although I’ve included the Plot Plans, it will be nearly impossible to piece them together. You would need a movie theater sized screen.
The bottom line is that these parcels range in size from 3 acres to 37 acres. Some actually abut Pinchot State Park, and there are three parcels that front on the Conowago Creek which can be purchased as 37 acres, but are actually three separate lots. There are two gorgeous 3 acre wooded parcels still available.
They are all in Conservation Zoning which means the entire area will never have anything smaller than 3 acres. Some front on Boring Bridge Road, and some on a private road that has not been upgraded just yet. It is a gorgeous rolling area, mostly wooded, but some parcels are open. A completely unique setting and still well less than 1/2 hour from Harrisburg/Camp Hill and York.

ROADS: Some lots front on Boring Bridge Road, an already existing Township road. A driveway permit must be obtained from Warrington Township to qualify for a Building Permit. There are no fees or responsibilities required for maintenance of any of these roads.
Some other lots front on a private cul-de-sac road which will soon be upgraded and paved. The owners of the six lots that this road serves will be responsible for the maintenance of this road. The Maintenance Agreement will be recorded to guarantee each owner will accept their fair share of the responsibility and/or fees.
UTILITIES: Electric, telephone, and cable tv is supplied to the front of the lot
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WATER: Water is to be obtained by drilling an on-site well. Buyer is advised that any such well must be at least 100 feet from their own and any abutting neighbor’s septic system or approved “perk site”
BUILDING SETBACKS: Front: 50 feet Sides: 50 feet Rear: 50 feet
WETLANDS AND FLOOD PLAIN AREAS: There are some areas that are designated as flood plain on the creek front lots. There are some very small wetland areas on some of the lots. In any case, these lots are so big that these areas will have nearly zero effect on anything one might want to do on one of these lots. In no instances should this be an issue on any of these lots.
HOMEOWNER’S ASSOC.: There is no homeowner’s association, or dues required for any other purpose as a resident of Buck Ridge. Some lots of Creekside Manor and the Hollow will be responsible for maintenance of the private road.
