GENERAL INFORMATION
Overall Description: This was originally a 17 lot subdivision consisting of lots from 1.6 to 20 acres. Most fronted on Pine Road. 3 sat back on a little cul-de-sac road. Two nice lots remain. one fronts on Pine, and the other is on the cul-de-sac. This is obviously an excellent location for working in the Carlisle area. It’s not a bad little drive to the Mechanicsburg-Camp Hill marketplace either.

ROADS: The remaining 2 acre lot fronts on Pine Road, an already existing state road. A driveway permit has been obtained from PaDot to ensure a new lot owner will qualify for a Building Permit. There are no fees or responsibilities required for maintenance of any of these roads. Driveway Permits will be provided. The 7+ acre lot sits back the private cul-de-sac road. The three owners of that road will equally share the maintenance and snow plowing of that road. A recorded agreement spelling out those responsibilities ensures that they will be carried out.
UTILITIES: Electric, telephone, and cable tv is supplied to the front of the lot
SEWAGE: All lots will be served by on-lot septic systems. Each parcel includes at least two valid “perk tests”. New owners will be provided with a current SITE INVESTIGATION AND PERCOLATION TEST REPORT, showing the parcel suitable for an on-lot sewage disposal system, and guaranteeing a permit will be issued provided a proper sewage system design is submitted.

WATER: Water is to be obtained by drilling an on-site well. Buyer is advised that any such well must be at least 100 feet from their own and any abutting neighbor’s septic system or approved “perk site”

WETLANDS AND FLOOD PLAIN AREAS: There are no areas that are designated as flood plain or wetlands on the two remaining lots. There are a few swales and/or detention ponds that are part of the stormwater management system that each individual property owner is responsible for maintaining a clear channel for water to flow through.
HOMEOWNER’S ASSOC.: There is no homeowner’s association, or dues required for any other purpose as a resident of Denise Meadows. There is a Right of Way Maintenance Agreement (as described above) spelling out the responsibilities for the road to lots 14, 15 and 16.
